Home Information Pack (HIP)

From 1st August 2007, a Home Information Pack (HIP) has to be in place for properties with four or more bedrooms before the property can be put on the market. Indeed, to market such a property before a HIP is available would be an offence and result in a £200 fine. The Government will subsequently phase in HIPs for properties with less than four bedrooms.

An Energy Performance Certificate is now an essential part of the HIP. This certificate, which needs to be completed by a specially-trained assessor, will inform buyers about a home’s energy efficiency using A to G ratings, like those used to rate washing machines.

All Home Information Packs must contain:

  • Index
  • Energy Performance Certificate
  • Sale Statement
  • Evidence of Title
  • Local Authority Search
  • Water and Drainage Search
